Երևանում վերջին տարիներին բուռն կառուցապատման ընթացքը կանգ չի առնում, սակայն 2025 թվականի սկզբից՝ մայրաքաղաքում եկամտահարկի վերադարձի մասին օրենքի դադարեցումից հետո, շինարարական դաշտում զգալի փոփոխություններ են տեղի ունեցել։ Կառուցապատող ընկերությունների առջև կանգնած նոր իրականությունը ստիպել է նրանց վերանայել վաճառքի ռազմավարություններն ու ֆինանսական գործիքակազմը։

Եկամտահարկի վերադարձի մասին օրենքը, որը տարիներ շարունակ խթանել էր բնակարանային պահանջարկը, հատկապես երիտասարդ ընտանիքների շրջանում, Երևանում այլևս չի գործում։ Ծրագիրը ենթադրում էր, որ նորակառույց բնակարան ձեռք բերած քաղաքացիները կարող են որոշակի չափով հետ ստանալ իրենց եկամտահարկը՝ հիփոթեքի սպասարկման համար։ Այս փոփոխությունից հետո բնակարանների ձեռքբերման գործարքների քանակը որոշ ժամանակով նվազեց, իսկ կառուցապատող ընկերությունները ստիպված եղան ավելի ճկուն դառնալ։

Երևանում քաղաքաշինական ծրագրեր իրականացնող ընկերությունները, նպատակ ունենալով պահպանել վաճառքի տեմպերը, դիմում են տարատեսակ այնպիսի խթանիչ գործիքների կիրառմանը, ինչպիսիք են զեղչերը, բոնուսները, անվճար վերանորոգումը և այլն։
